Abstract
This research aimed to analyze the effects of Cash Position, Current Ratio,
Debt Equity Ratio, Free Cash Flow and Return On Assets to the Dividend Payout
Ratio (DPR) on Property Companies Listed in Indonesia Stock Exchange in 2009-
2013. The research data of annual report was gained from Indonesia Stock
Exchange (IDX). The population of this research was 45 property companies
listed in Indonesia Stock Exchange. The sampling was purposive sampling with 24
property company.
The result of the classical assumption test proved that there was on
deviation of classical assumption, it showed that the available data had fulfilled
some requirements for the use of multiple linear regression. The regression
equation was Y = -1,625 + 0,668 XY = -1,625 + 0,668 X1 - 1,139 X2 – 0,613 X3+
0,162 X4– 0,087 X5. Based on the statistic F test, it showed that all dependent
variables affected significantly to Dividend Payout Ratio. While based on the
statistic T test, it showed that Cash Position affected significantly and positively to
Dividend Payout Ratio (DPR). Current Ratio affected negatively and significantly
to DPR, Debt Equity Ratio affected negatively and significantly to DPR, Free
Cash Flow affected positively but not significantly to DPR, and Return on Asset
affected negatively not significantly to DPR.
The result of analysis showed that prediction ability from those
independent variables (Cash Position (CP), Current Ratio (CR), Debt Equity
Ratio (DER), Free Cash Flow (FCF) and Return On Assets (ROA)) to the
Dividend Payout Ratio (DPR) was 36,4% shown from the value of adjusted R2,
the rest of 63,6% was affected by other variables out of research model.
