Abstract

Indonesia is a developing country in the housing development business. As
time goes by, land prices will be more expensive because it is getting narrower and
the population is getting higher. The objective of this study was to determine the
feasibility of Griya Satria Bukit Permata housing development project from an
economic and financial perspective using the Net Present Value (NPV), Internal
Rate of Return (IRR), Payback Period (PP), and Break Event Point (BEP) methods.
For the selling price of the house type 36/80 is IDR. 393,603,000. The results of the
NPV test are IDR. 1,066,494,843, using an IRR of 14.44%. The time needed to
return the initial capital is one (1) year four (4) months 24 days and the BEP is as
much as 91 units IDR. 39,891,280,348. From the test results, the housing
development of Griya Satria Bukit Permata Sidabowa is feasible and will be
profitable.
