The growing number of housing developers trigger the increasing of real estate. The research was aimed to observe the internal and external factors affecting to the developer, as well as the strongest developer in responding and reacting to the threat.
The method of the research used descriptive analysis. The object covered the developers around Purwokerto gathered in REI KOMWIL Banyumas. The data were analyzed with non parametric through m.s. excel to create SWOT quality and rating.
The result of the research found that the strength covered experience and reputation, network, material, human resource quality and finance. The weakness mentioned tools, quality control, work method, team work. The opportunities covered clients‟ trust, goverment‟s support, loan interest rate, rupiah exchange, new tax rules and the treaths covered Corruption, Collution and Nepotism (KKN), labors organization, internaional investment in Indonesia, national growth of the market. IFE matrix showed that Bianglala Nuansa and Linggarjati Corporates had the highest scores (3.83). EFE matrix showed Dutasarana Cipta Sejahtera obtained the highest score (3.10). REI Purwokerto internally had strong competition to compete with external developers, they could respond and overcome the threats.
