This study aims to examine the effect of financial performance and capital structure toward firm value with firm size as a moderating variable. The populations in this study were all property and real estate companies listed in the Indonesia Stock Exchange during 2016-2018, which were 48 companies. The selection of samples in this study was conducted by purposive sampling. Based on the criteria, 33 companies were used as samples. The analysis technique used in this study is multiple regression analysis. The result of this study showed that capital structure and return on equity has a significant effect on the firm value. The results of this study also showed that firm size is able to moderate the effect of capital structure on the firm value, but firm size is not able to moderate the effect of return on equity on the firm value.
