Abstract

This research is a financial feasibility study at Mutiara Kalimasodo
Housing, Brebes by using the determinants of business feasibility from the financial
aspect. The method of determining the financial feasibility aspect is Net Present
Value (NPV), Internal Rate of Return (IRR), Payback Period (PP), and Break Even
Point (BEP). The initial capital amount is Rp 1,000,000,000 without a loan from
the bank; while the total fixed costs amounted to Rp 4,797,083,580; Meanwhile, the
total variable costs for building the housing amounted to Rp 6,983,351,250; The
selling price for a type 55 house is Rp 380,000,000. The results of the test using an
NPV of Rp 93,765,500, using an IRR of 14.38%, the time required to return the
initial capital is 1 year 1 month 27 days and the BEP is 14 units or if converted to
Rp 10,711,618,505. From the results of the test, the construction of the Mutiara
Kalimasodo Housing in Brebes is feasible and will be profitable.
