Abstract

Rita Pasaraya Shopping Center is a large shopping center in the city of Purwokerto which is located in Banyumas Regency, precisely in the sub-district of Sokaraja and located in Jl. Jend Gatot Subroto No.28 Sokaraja. The study aimed to determine the parking capacity and parking rates which were suitable in Rita Pasaraya Sokaraja. The research was carried out through survey method, the data collected were the data from the vehicle that came in and out of the parking area and obtained: parking space capacity provided 214 spaces for motorbikes and 31 spaces for passenger cars with 321 m2 motorbike parking area and 387.5 m2 for passenger cars with the highest accumulation of 182 motorcycles and 3 passenger cars. The highest parking index for motorcycles was 85.05% and passenger cars was 32.26%. Motorcycle turnover rate (PTO) was 4.99 and passenger car was 2.19. Motorcycle parking patterns used the island parking pattern with an angle of 90 ° and the passenger car parking pattern formed an angle of 45°, 60°. The daily motorcycle parking revenue was Rp 1.455.000.00 with a rate of Rp 1.500/vehicle and a car of Rp.195.000.00 at a rate of Rp.3.000/vehicle. From the analysis with a system of flat and progressive parking rates, the average income for 1 year flat parking rate was Rp. 546.952.500 and the average income for progressive parking rates was Rp. 643.495.000,-/year. The repayment period for the cost of managing a parking space/building or break-even point using the payback period method for flat rates was reached in 2027 (9 years) and for progressive rate was reached in 2025 (7 years).
